Treat Development & Construction has built a legacy of excellence throughout the Vail Valley. Over the past four decades, the company has constructed award-winning custom homes, commercial buildings, and notable communities throughout Colorado. Its unwavering commitment to quality craftsmanship, integrity, and client satisfaction has earned the company a distinguished reputation throughout the region.
Founded in 1981 by Kathy Treat and her late husband, Sandy Treat III, the company was built on a passion for exceptional construction and lasting relationships. Together, Kathy and Sandy established a reputation for quality, integrity, and attention to detail while cultivating strong partnerships with clients, architects, subcontractors, and skilled craftsmen throughout the Vail Valley. Over the years, they successfully developed numerous residential communities, including Mission Ridge in Singletree, The Dakota at Arrowhead, Bachelor Springs in Avon, Mountain Retreat at Arrowhead, and The Pointe in Edwards. Their work also extended beyond the Vail Valley with the development of Catamount Townhomes, Eagle Ridge Lodge and Townhomes, and Waterstone Townhomes in Steamboat Springs. Notable commercial projects include the Inn at Riverwalk and 1st & Main in Edwards. These accomplishments helped establish Treat Development & Construction as one of the region’s most respected development and construction firms.
Following his father’s passing, Sandy Treat IV assumed leadership of the company in 2018 and continues to build upon the legacy established by his parents. Having grown up in the construction industry, Sandy combines decades of family expertise with a forward-thinking vision for luxury homebuilding and community development. While honoring the company’s tradition of exceptional craftsmanship, he has expanded its focus beyond custom residences to the development of thoughtfully planned luxury communities throughout the Vail Valley. Today, Sandy is leading the development of Alpenglow and Arcadian, continuing the company’s legacy of creating exceptional mountain communities. Under his leadership, Treat Development & Construction remains dedicated to the principles that have defined the company for more than four decades: quality, integrity, and enduring relationships.

Our Founder
Kathy Treat & Sandy Treat III
Treat Development & Construction began with the vision, hard work, and entrepreneurial spirit of Kathy Treat and the late Sandy Treat III. Together, they established a company rooted in quality construction, trusted relationships, and a deep appreciation for Colorado mountain living.
Their work helped shape many of the Vail Valley’s most recognizable residential and commercial developments, creating communities that continue to thrive today.
Beyond their professional accomplishments, Kathy and Sandy shared a passion for adventure and the outdoors. Sandy was an accomplished athlete, earning recognition as an eight-time National Masters Ski Racing Champion and a competitive water skier. Together, they embraced the mountain lifestyle they helped create for so many others, spending time skiing throughout the Rockies, exploring the Baja Peninsula in Mexico, and making memories on Lake Powell in Utah. Their entrepreneurial spirit, love of the outdoors, and commitment to excellence helped shape both the company and many of the communities that define the Vail Valley today
